This major residential development demonstrates JLP Architects’ experience delivering large-scale urban housing schemes that maximise site potential while creating attractive places to live.

Located on a prominent brownfield site in Luton, the project replaces a derelict site and former vehicle rental operation with a carefully planned residential development comprising 84 apartments and 6 family townhouses.

The approved scheme delivers high-quality housing within walking distance of the town centre and transport connections while making efficient use of a challenging urban site.

With an estimated Gross Development Value of approximately £24 million, the project represents one of the largest residential schemes led by JLP Architects’ Director.

Challenge

The site presented a number of technical and planning challenges.

The existing site was underutilised and visually poor, yet occupied a highly sustainable urban location capable of supporting significantly higher-density residential development.

Key challenges included:

The steeply sloping rear section of the site required careful planning and design coordination to ensure efficient use of the available land while maintaining a high-quality residential environment.

The scheme rises to six storeys at its highest point and has been carefully arranged to respond to the site’s topography and surrounding urban context.

A significant amount of design development focused on creating distinctive apartment layouts rather than relying on repetitive standard units. The resulting scheme includes a number of unique apartments that help create character and variety throughout the development.

The six townhouses provide larger family accommodation, broadening the appeal of the development and creating a more diverse residential community.

Planning Strategy

One of the most satisfying aspects of the project was the efficiency of the planning process.

Despite the scale and complexity of the development, planning permission was secured through the first application submission.

This achievement reflected the extensive design development undertaken before submission and the careful balance struck between density, residential quality and planning policy requirements.
