Project Overview
Ramsden Waters is a substantial replacement dwelling located within the Green Belt at Ramsden Bellhouse.
Designed in an Edwardian vernacular style to complement neighbouring properties, the project replaces an existing dwelling with a carefully detailed six-bedroom family home, providing approximately 440 sqm of accommodation.
JLP Architects was responsible for the architectural design, planning strategy, technical design and contract administration, supporting the project from concept through to construction.
The result is a substantial family residence that combines traditional architectural character with modern living standards and high-performance building services.
Challenge
The site occupies approximately 1,800sqm within a sensitive Green Belt location governed by a detailed local design guide.
While the planning policy presented clear constraints, JLP Architects’ extensive experience within the area enabled the design team to develop a proposal that responded positively to local planning requirements from the outset.
The project demonstrates the value of local knowledge and an understanding of planning expectations when working within established residential communities.
Architectural Response
The house has been designed in a traditional Edwardian vernacular style that sits comfortably alongside neighbouring homes while providing generous modern accommodation.
Arranged around a dramatic three-storey atrium, the internal layout creates a strong sense of arrival and provides a central organising space that connects the principal living areas.
The home contains six en-suite bedrooms together with extensive family accommodation arranged over multiple floors.
Careful attention has been paid to the proportions, material selection and detailing to create a home that feels established and timeless rather than overtly contemporary.
Sustainability & Performance
The property incorporates a number of modern energy-efficiency measures including:
- Air source heat pump
- High-performance building fabric
- Air conditioning system
- Modern insulation standards
- Energy-efficient building services
These measures ensure the home delivers contemporary levels of comfort while maintaining its traditional architectural character.
Delivery & Project Management
In addition to the architectural design, JLP Architects provided contract administration and project management support throughout the project’s delivery.
This enabled the practice to maintain oversight of design quality, coordinate the construction process and support successful delivery through to completion.
The project demonstrates JLP’s ability to provide a comprehensive service that extends beyond planning and design to include project delivery and construction administration.
Outcome
Planning approval was secured successfully and the project is now approaching completion.
With an estimated construction value of approximately £1.3 million and an estimated completed value of approximately £2.5 million, Ramsden Waters represents a significant investment in high-quality family living.
The project demonstrates how thoughtful architectural design, planning expertise and effective project management can be combined to deliver successful residential developments within sensitive Green Belt locations.
