This project demonstrates how early-stage feasibility, planning expertise and commercial awareness can unlock significant development value.

Working alongside Lynford Homes, JLP Architects identified the potential within a large residential plot in Chalfont St Peter and developed a strategy that transformed a single property into a consented scheme comprising a substantially remodelled family home together with two new detached dwellings.

The project now benefits from planning consent for three high-quality homes with an estimated Gross Development Value of approximately £4 million.

Challenge

The site comprised a detached bungalow occupying a substantial residential plot in one of Buckinghamshire’s most desirable housing markets. While the site clearly offered development potential, securing planning consent for backland development in Buckinghamshire requires careful navigation of planning policy, local character considerations and residential amenity requirements.

Buckinghamshire councils are known for applying rigorous scrutiny to infill and backland development proposals. Achieving a viable development therefore required a scheme that balanced commercial objectives with a highly sensitive planning response.

Pre-application discussions resulted in requests for increased separation distances, greater spacing between dwellings and revisions to the overall layout, requiring the design team to continually refine the proposals.

Planning Strategy

From the outset, the project was driven by evidence-based planning strategy.

JLP Architects and the wider consultant team analysed numerous local precedents and successfully demonstrated that carefully designed backland development formed an established part of the local character.

Working collaboratively with the planning team, the proposals were refined to address officer concerns while maintaining commercial viability. The final approved scheme successfully balances development density, residential amenity and design quality.

The project secured planning consent for:

  • Major remodelling and enlargement of the existing dwelling
  • Two new detached family homes within the rear garden
  • New access arrangements and associated landscaping
  • Enhanced parking and site infrastructure

Architectural Response

The approved development creates three attractive family homes designed specifically for the Buckinghamshire market.

The retained dwelling has been substantially upgraded and reconfigured to create a modern family home, while the two new detached houses have been designed in a contemporary chalet style influenced by local architectural character.

Each new dwelling provides approximately 189sqm of accommodation, including four bedrooms, generous family living spaces and high-quality private gardens. The homes have been carefully positioned to maximise privacy, maintain appropriate separation distances and create a cohesive residential environment.

Outcome

What began as an initial feasibility exercise evolved into a fully consented residential development opportunity.

The approved scheme transforms a single residential plot into three high-quality homes with an estimated Gross Development Value of approximately £4 million and an estimated construction value of approximately £1.8 million.
