Project Overview
This project involved the complete restoration and refurbishment of one of the last remaining original Victorian mansions within a historic South London conservation area.
Built in the 1840s and occupied by the same family for more than a century, the property had fallen into severe disrepair. When acquired by the new owners, the house retained many of its original architectural features but suffered from widespread deterioration, outdated services and a layout no longer suited to modern family life.
Over a twelve-month period, the property was transformed into an elegant five-bedroom family home that combines contemporary comfort with the craftsmanship and character of the original building.
Challenge
The project required a delicate balance between restoration and modernisation.
Although not formally listed, the house is one of only a small number of surviving original mansions within the conservation area and retains significant architectural and historic character.
At approximately 480sqm, the building had suffered decades of decline. Large areas of timber were beyond repair, original decorative features had deteriorated and many elements required specialist restoration.
The scale of the project demanded extensive coordination with craftspeople, specialist suppliers and contractors. Traditional metalwork, stained glass and bespoke joinery all required careful restoration or replication to ensure the integrity of the original architecture was maintained.
Architectural Response
JLP Architects led every stage of the project from initial survey and design development through planning, technical design, procurement and construction delivery.
The house was comprehensively reconfigured to create a layout suitable for modern family life while respecting the building’s original hierarchy of spaces.
The previous arrangement provided eleven bedrooms but only two bathrooms, reflecting the requirements of a very different era. The completed design now provides five generous bedrooms and five bathrooms together with a series of elegant living spaces that respond to contemporary patterns of occupation.
Former servant accommodation has been transformed into a dedicated children’s wing, while the original stable buildings have been sensitively adapted to create hobby and studio space.
Throughout the project, original architectural features were retained wherever possible and carefully replicated where replacement was unavoidable.
Craftsmanship & Restoration
The restoration demanded an extraordinary level of detail.
Specialist blacksmiths were engaged to reproduce historic metalwork, while skilled stained-glass artisans restored delicate decorative features throughout the property.
With the exception of a limited number of structural elements, almost every timber component within the house required replacement or repair using carefully matched materials and traditional detailing.
More than 1 kilometre of skirting profiles, architraves and decorative panelling was replicated and installed to ensure consistency throughout the restored interior.
The result is a home that feels entirely authentic while benefiting from modern standards of construction and performance.
Modern Living behind an Historic Facade
While the architectural character of the building has been preserved, the technical infrastructure has been completely reimagined.
A sophisticated modern heating, electrical and building services strategy has been integrated throughout the property with minimal visual impact, allowing contemporary comfort and performance to sit discreetly behind the historic fabric of the building.
The result is a house that retains its Victorian character while functioning as a modern family home.
Outcome
The completed project has given new life to a remarkable Victorian mansion that was at risk of continued decline.
What was once a deteriorating and outdated property has been transformed into a carefully restored family home that honours the vision of the original architect while meeting the needs of twenty-first-century living.
For JLP Architects’ Director, the project represents one of the most comprehensive heritage restoration and refurbishment projects undertaken, demonstrating the ability to lead complex residential projects from initial concept through to completion.
