This residential redevelopment project transformed a single chalet bungalow plot on Hatfield Road, St Albans into three substantial family homes designed for the premium Hertfordshire housing market.
Working alongside Westfields Homes, JLP Architects helped identify and develop the opportunity from an early stage, creating a highly efficient scheme that maximised development value while responding sensitively to local planning considerations and neighbouring properties.
The result is a collection of three five-bedroom homes with an estimated end value of approximately £1.35 million each.
Challenge
The site occupied approximately 1,570sqm and originally contained a single chalet bungalow.
The objective was straightforward: maximise Gross Development Value while delivering homes that would appeal to the St Albans family housing market.
The principal planning challenges related to site access and building height. Achieving the correct balance between development density, neighbouring amenity and local character required careful testing of options to ensure the scheme remained commercially viable while retaining planning support.
Unlike many development projects, the challenge was not overcoming a difficult planning authority but developing the right proposal from the outset.
Architectural Response
JLP Architects designed three detached family homes, each providing approximately 240sqm of accommodation arranged over two floors.
The homes contain five bedrooms and three-and-a-half bathrooms together with generous open-plan family living spaces designed around modern lifestyles.
The architectural language draws inspiration from the neighbouring Arts and Crafts properties, incorporating carefully detailed brickwork, traditional proportions and architectural features that sit comfortably within the surrounding context.
Particular attention was given to creating homes with strong market appeal. Large family kitchens form the heart of each property, while the principal bedroom suites include generous accommodation and elegant Juliet balconies overlooking the gardens.
The result is a development that feels established and appropriate to its setting while delivering contemporary family living standards.

The homes have been designed with a focus on long-term performance and reduced operational energy use.
Each dwelling incorporates:
