Supporting projects from design through compliance and delivery
JLP Architects provides a range of building safety, regulatory compliance and project delivery services alongside our architectural work.
Our integrated approach allows clients to access architectural design, Building Regulations expertise, fire safety, CDM, party wall and project management services through one professional team.
We work with developers, commercial clients, property owners and private clients, helping them understand their responsibilities, coordinate the design team and manage risk throughout the life of a project.
Principal Designer – Building Regulations (PDBR)
JLP Architects can undertake the role of Principal Designer under the Building Regulations where appropriately appointed.
Working with the client and wider design team, we plan, manage, monitor and coordinate design work in relation to compliance with the Building Regulations.
Our architectural and technical background allows us to integrate the Principal Designer role with the wider design process, helping identify compliance issues early and supporting a coordinated approach from design development through to construction.
Services available
- Principal Designer appointments under the Building Regulations
- Design team coordination
- Building Regulations compliance reviews
- Design risk and compliance reviews
- Coordination of consultants and specialist designers

CDM Principal Designer Services
JLP Architects also provides Principal Designer and advisory services under the Construction (Design and Management) Regulations 2015.
The CDM Principal Designer role is separate from the Principal Designer role under the Building Regulations and focuses on managing and coordinating health and safety during the pre-construction phase.
Our involvement can include coordinating pre-construction information, working with designers to identify and manage foreseeable risks, assisting clients with their CDM responsibilities and liaising with the Principal Contractor as the project progresses.
Fire Risk Assessments
JLP Architects provides Fire Risk Assessment services for appropriate buildings and premises within our professional competence and agreed scope.
Our assessments consider fire hazards, people who may be at risk, existing fire precautions and areas where additional measures or management actions may be required.
Where projects require specialist fire engineering or other specialist advice, we can also coordinate with the appropriate consultants as part of the wider project team.
Party Wall Services
Building close to neighbouring properties can create additional legal and technical requirements.
JLP Architects can provide Party Wall services in connection with works falling under the Party Wall etc. Act 1996.
Depending on the project and appointment, our services can include Party Wall Notices, Schedules of Condition, Party Wall Awards and advice to Building Owners and Adjoining Owners.
Our architectural and construction experience enables us to consider party wall matters alongside the design and construction of the project rather than treating them in isolation.
Project Management
Successful projects require more than good design.
JLP Architects provides project management and coordination services from early feasibility through design, procurement and construction.
We can coordinate consultants, contractors and key project information while helping clients manage programme, quality, procurement, risk and the interfaces between the various members of the project team.
This provides clients with a clear point of contact and helps maintain continuity from the initial design through to completion.
Building Safety & Developer Support
The regulatory environment for residential development continues to evolve.
JLP Architects can support developers at an early stage by considering Building Regulations requirements, Principal Designer obligations, building control strategy and other building safety matters alongside planning and architectural design.
From 1 October 2026, certain residential developments in England may also be subject to the Building Safety Levy. We can help clients identify the issue early in the development process and coordinate the relevant project information, alongside the client’s legal, financial and building control advisers.
An Integrated Approach
One of the advantages of working with JLP Architects is the ability to bring architecture, compliance and project delivery together.
Rather than treating design, Building Regulations, CDM, fire safety, party wall matters and project management as unrelated services, our team can coordinate these requirements as part of the wider project strategy.
This can help identify issues earlier, reduce duplication and provide clients with greater continuity throughout the project.
