Project Overview

This project transformed a redundant farmyard site in Swanbourne, Buckinghamshire into a collection of four luxury detached family homes designed specifically for the premium rural housing market.

Working for Brickhill Homes, JLP Architects developed a scheme that balanced planning constraints, market expectations and site-specific challenges to create a successful residential development that has since been completed and sold.

The project demonstrates how thoughtful design and planning strategy can unlock value while creating homes with genuine individuality and character.

Challenge

The site occupied approximately 2,200sqm within a former farmyard setting. While technically located within the Green Belt, the site benefited from its established developed character and presented a realistic opportunity for residential redevelopment.

The principal planning challenge arose from the relationship with the neighbouring farmhouse. The former owners had sold the development site subject to specific requirements designed to protect aspects of their outlook and privacy.

Successfully accommodating these requirements while maintaining commercial viability required careful design development and detailed consideration of building positions, window locations and massing.

In addition, the scheme needed to deliver premium family homes that would meet market expectations without triggering restrictive overage provisions linked to floor area.

Architectural Response

JLP Architects designed four detached five-bedroom homes, each providing approximately 240sqm of accommodation.

Rather than creating four identical properties, the development was carefully composed as a collection of individual homes inspired by traditional Buckinghamshire farm buildings and country houses. The architectural language combines barn-inspired forms with traditional farmhouse detailing, creating a development that feels authentic to its rural setting.

Particular attention was given to the principal bedroom suites. Extensive design development was undertaken to ensure each master bedroom was positioned to maximise views across the surrounding countryside, creating a strong connection between the homes and their rural setting.

Each property was given its own architectural identity and internal character while maintaining a cohesive overall appearance across the development.

Landscape & Setting

The landscape design played an important role in integrating the development into its surroundings.

Carefully planned planting, boundary treatments and open space helped soften the transition between the new homes and the wider countryside while enhancing the overall quality of the development.

The result is a scheme that feels established and comfortable within its setting rather than imposed upon it.

Planning Strategy

The planning process was generally positive, with the principal focus being the relationship between the development and neighbouring properties.

By carefully balancing planning requirements, market expectations and the developer’s commercial objectives, JLP Architects secured planning consent for a scheme that maximised site potential while respecting local context and neighbouring amenity.

The completed development delivers four luxury family homes with an estimated construction value of approximately £3.6 million.
